Perched high on the hill overlooking Perth’s iconic Swan River, Attadale has long been considered a local gem.

Just 9km from the Perth CBD, the suburb stretches along the southern side of the Swan River in the City of Melville and takes its name from an estate in Scotland on the southern side of Loch Carron.

Here’s four reasons why we love Attadale:

Close-knit community

At the heart of every great neighbourhood is its community. Attadale enjoys a strong sense of community and has long drawn families to the premium locale. The suburb is known for its strong offering of schools, including Attadale Primary School, Mel Maria Catholic Primary School (St Joseph Pignatelli campus) and the exclusive Santa Maria College – one of the state’s best performing girls’ schools.

Recreation with a view

Attadale’s elevated position provides a vantage of sweeping vistas and beautiful sunsets from many homes and recreation spots. With its close proximity to the riverfront, there is a water playground on your doorstep. Walkers, joggers and dog owners enjoy the riverfront promenade on Burke Drive, which is one of the most popular recreation spaces.

Great Eateries

Not only does the suburb of Attadale feed the soul with its plethora of leisure options, captivating views and family-friendly community, but there are a number of standout eateries to ensure its residents are well-nourished. Formerly a bottle shop, The Neighbourhood Kitchen & Coffee has been transformed into a thriving community hub with some of the best food, coffee and take-away bottles of wine. There’s a providore on your doorstep in Attadale with a raft of gourmet treats at Deli Di Mondo, or hit the Pig & Fig Café up for a great coffee and one of their delicious cinnamon scrolls. And Redfish Fish, Chips & Grill will please the whole family with its A-grade fish and chips.

With leafy, tree-lined streets and big blocks, Attadale offers family-centric iving, but properties have traditionally been tightly held. Diversity is key to the suburb’s housing stock. As well impressive, architecturally designed mansions, Attadale has something for everyone with its offerings including more humble family homes, apartments, villas and original 1970s homes ripe for renovation.

Real Estate Institute of WA data shows the median house price for Attadale is $1.19 million, while the median price for units is $470,000. For land, the median price sits at $640,000.

REIWA figures show in the past year alone, Attadale has enjoyed 9.2% growth across houses. For units the growth dipped by 3.6% in the 12-month period, but increased by 0.6% over the past five years. But the standout for growth in Attadale was land, which experienced an increase of 26.7% in the past year – an impressive result compared to the entire Perth metropolitan area, which decreased by 2%.

Attadale was the 10th best performing suburb when it came to price growth between December 2020 and April 2021, with 12% growth.
