The clock may be rapidly ticking towards the ‘silly season’, but there is still time to list, market and sell your home before Christmas.
Mont Property Managing Director Matthew Podesta said the end of year and summer holiday period provided an opportune time to sell and it was not too late to make the decision to list your home for sale before Christmas.
“Sellers still have time to prepare their homes for sale, plan a strong marketing campaign and be on the market before Christmas,” Mr Podesta said.
“But it is important to have an experienced real estate agent to help guide the process, especially when you’re on a tight timeline.”
Mr Podesta said while some house hunters temporarily shelved plans for a new purchase during the festive season, genuine buyers who needed to make time-critical offers were still in the market and driven to buy.
Buyers who may have missed out in the busy spring market make summer a natural extension of the traditional spring selling season and often set themselves a deadline to purchase before the holiday season.
“There’s no doubt that the market does quieten down towards the end of December and early January while many families take a much-needed break after a busy year,” Mr Podesta said.
“But the fact remains there will always be buyers who have a change of circumstance, have taken a new job, moved their children to a different school or simply want a change and need to be settled in a new home before the new year.”
In addition, Mr Podesta said aesthetically, festive flourishes could add an extra element of warmth and character to your home, both in the marketing and at open home inspections.
“Festive trimmings can give prospective buyers the opportunity to see your home in all its glory as a welcoming home built on family, fun and festivities,” he said.
“This time of the year is also perfect to showcase summer drawcards like swimming pools, outdoor entertaining areas and recreation zones that are unique to your home. It can really gives prospective buyers an insight to the full potential of the home and how they could potentially spend their time if they make that winning offer to buy.”
